here is like a year-round vacation!
Pacific Beach, split
into alphabetical streets of gems and minerals, is very much a grid. The
lower end is much like Mission Beach, with a community of college-goers,
singles, and a long drag for commerce. Garnet Avenue harbors many local
beach-goers attracted by vintage clothing shops, bars, and tattoo
parlors. Night life is HOT. Restaurants and bars go off until 1-2am, and
not just in the summer. Fortunately for the working class, most of the
activity is limited to Garnet Avenue and Mission Boulevard.
Not
all of Pacific Beach is a constant beach party. Just north of Garnet are
residential neighborhoods mixed with rentals and single family cottages.
The closer you get to the border of La Jolla, and as Pacific Beach rises
into the hills, real estate value rises, Pacific Beach homes are newer & larger,
streets are quieter. Because Pacific Beach is close to but does not
share a zip code with La Jolla, it is favorable to families and working
class residents who cannot afford 92037. City schools toward the north
end of Pacific Beach hold noticeably higher state rankings than those of
south Mission Bay.
Mission Beach is essentially a
narrow peninsula surrounded by the bay to the east and the Pacific to
the west. The atmosphere is much like a resort with wide beaches and
busy boardwalks on both sides. Most of Mission Beach’s homes are rentals
attract younger crowds.
There
is a very busy boardwalk, nearly 3 miles long, that runs the length of
Mission/Pacific Beach. There is also a boardwalk along the bay front.
Both are popular with walkers, skaters and cyclists. Sunsets are a de
facto timeout. To the south of Mission’s peninsula is a large park, a
popular amusement park with a vintage roller coaster, and a bridge link
to interstates 5 and 8. The north border
spills out into Pacific Beach.
Sail
Bay and Crown Point are two Pacific Beach real estate areas that a
potential resident must not overlook. Many residents enjoy terrific
views of the bay and the ocean from upscale condos and beach cottages.
Because PB is part of Mission Bay, it is surrounded by water on three
sides. It is also very accessible to highways, downtown and adjacent to
La Jolla.
